What about Hi-Wee?
Many commercial and private properties in Bath are vacant, and the government is looking for ways to reuse them. Based on this background, this project aims to transfer those properties to a housing community which provides an affordable, intelligent and diverse housing environment for cross-town commuters in the Bath area.

Research

- Marketing Research -
1. Inequitable distribution of housing
Population distribution in Bath&NES
In the Bath area, the population of people aged between 20 and 29 is similar to people aged 65 and over.

The majority of the 20 to 29 years group are students and those just entering the workforce.
Dwellings structure in Bath&NES
Over 1/3 of housing properties are owned by 65s.Almost 60% of people aged 16-34 rent their living place. This also means that young people just entering the workforce are largely renting their homes.
2. High rent-to-income ratio in Bath
3. Large number of unused properties
- Conclusion -
From the data,  we found that younger age workers in the Bath area are under huge pressure to rent.
However, there also is a large number of unused rooms and properties in Bath, which on the one hand results in a large waste of resources and on the other hand increase the housing pressure on the younger commuters.
- User Research -
1. Interview and questionnaire
We conducted street questionnaires and interviews research with young workers in Bath city and received 40+ feedback.
2. User stories analysis
We divided the interviewees into four main types according to their needs and behaviours and conducted a qualitative analysis of the interview content.

After that, pain points were summarised and grouped into four main categories.

Findings

A large number of respondents said they chose to commute across town to save on expenses, but this also caused them a lot of issues.

Housing:

"The rent in Bath is half of my salary.
"I reduce the overall rent by signing a long-term contract."

Working:

"The convenience of commuting to the workplace is my main concern."

Life style:

"I would like to live with someone similar age or profession."
"I need to work part-time to earn part of my living expenses"

Transportation:

"I come to work from Bristol to save money but waste a lot of time and energy."
"Commuting from out of town takes up a lot of time and leaves no time for personal hobbies"

Service System Map

The system diagram combines the services of the HI-WEE community with the various stakeholders using various types of flow, which roughly represent the economic, material and information service flows in the whole service system. The newly added relationship flow is mainly reflected in the interaction and communication between people within HI-WEE community.

Scenarios

Service Blueprint

We defined the final version of the service blueprint in the end, which combines the new customer journey and the service process HI-WEE can provide from the front stage to the backstage.

The first stage presents the service process before customers move into the HI-WEE housing community.
The second stage illustrates the continuing service after tenants move into the housing place. In this part, a unique experience is the talent mutual support service which enables tenants to share their skills, experience and talents, thereby improving the proximity of the community.
